A fantastic design with plenty of space for a large family, from the gym/garage to the large parent's bedroom zone with separate retreat, balcony, WIR, and large ensuite to the family room and home office on the ground floor to the large living/dining area this home has something for every member of the family. With quality hardwood floors and fitout, this home has had plenty of attention to detail applied to it. I don't recall any carpet so perfect for allergy sufferers!
Now the areas that need discussing in more detail. The typical living downstairs with bedrooms upstairs has not been swapped around like some homes, it has been blended and mixed up but looks like it works really well. The large South facing yard at the front of the home has a great garden terrace leading off the family room and glass-walled wine cellar down into the beautiful garden and fountain. However, the kitchen is upstairs leading onto a very large covered balcony used for outdoor space overlooking the front garden.
On the ground level at the rear is the courtyard and car park facing North and leading into quite simply the best garage I have ever seen with plaster ceiling and cornices as well as a heated floor. With the car parked in the driveway in the yard, this area serves as a gym or additional entertaining area. The architect has not gone with the normal design of a home and has ensured that it is a flexible space and I really liked it as they have not been afraid to add a lot of living space on both levels.
Location wise, the property is in the end third of Awaba St away from Balmoral and not the busy middle section. Access to the Northern Beaches or City is via traffic lights nearby, it's not a bottleneck apart from some very brief moments in Summer and rush hour but what part of Mosman is not affected? A slight walk to Cremorne or Mosman Junction but not an issue.
A fantastic property with so much flexibility, I could live there very happily.
