This is one of those Brighton homes that is impossible to ignore, but also one you really need to look at properly beyond the headline.
On paper, it is huge. Nearly 1,000sqm of internal living across four levels on an 836sqm block, with every extra you can think of, wellness centre, rooftop terrace, basement garage for eight cars, the lot. It is a serious build, and you can feel that straight away.
The design is bold and unapologetically high end. It leans heavily into that luxury, hotel style living, which some buyers will absolutely love, especially if you want everything done and nothing left to add.
But for me, this is where it gets interesting.
At $16m to $17.5m, you are very much paying for the build and the experience, not the land.
And on 836sqm, that becomes a real consideration, because at this level a lot of buyers are still chasing bigger land holdings or more classic Brighton homes with longer term upside.
That said, if you look at it for what it is, a fully loaded, architecturally driven home where you do not need to touch a thing, it absolutely delivers. The level of finish, scale and amenity is hard to replicate without going through a very long and expensive build yourself.
Location is strong as well. Beach side of Brighton, close enough to the water to matter, and in a pocket that has genuine prestige.
For me, this is a very specific buyer. Someone who values the finished product and lifestyle over land banking or future upside. If that is you, it makes a lot of sense. If you are more land focused, the price might feel a little stretched.
