This 1930's Art Deco unit block has a high scarcity value and it is highly sought after by downsizers and professionals. For those not familiar with the location this pocket of East Melbourne is very premium. The apartment has a good floorplan distribution and good sized bedrooms but the condition can be improved it looks a bit dated - especially the kitchen. The apartment has good character features: fireplace and high ceilings but natural light and outdoor space are of concern. At this price point you may want to consider whether there are any compromises to be made such a balcony. Privacy also can be added to the list. At the mid-price point of the advertised price range the rate per square meter is appro $10500 which seems in line with the market for heritage building based on our Air open register. Flammable cladding check may not be necessary as it was built prior to 1997 however I do recommend checking on Body Corporate minutes for any future works and complete analysis on pricing.
