On paper it ticks boxes, but in person it feels a bit off and a touch tired for the price point.
The layout is fine without being great. The main living zone works, but the connection to the outdoor space isn’t as private as you’d want. There’s clear overlooking which takes away that relaxed Brighton feel, especially for a downsizer or family who actually wants to use the courtyard properly.
Internally it shows its age. It’s been updated, but you can still feel the older bones underneath and it lacks that clean, sharp finish buyers are expecting at this level now. It’s not a full renovation job, but you’d be tempted to spend more to really bring it up.
Position is still a strong card. Campbell Street is always appealing and you’re close to everything that makes Brighton easy, so that part holds.
Price is where it gets tricky. At mid $2m plus, buyers will start comparing this to fresher townhouses or even smaller homes without compromise, and that’s where it feels a bit vulnerable.
Overall it’s a decent property, but not a standout. If you’re paying up here, you probably want better privacy and a bit more polish.
