This feels like a house for someone who’s done with the standard Brighton formula and wants something with a bit more personality.
The layout is the hook. Everything wraps around the pool and central courtyard which means you’re getting light into pretty much every main space and it actually feels connected. It’s one of those homes where you can move through it easily and it just makes sense day to day.
It suits someone who entertains a lot or has a big family. Multiple living zones, proper games room with bar, strong outdoor setup, it’s all geared towards having people over without it feeling cramped. You can see yourself using every part of it.
The main suite is a standout. Feels like a genuine retreat with good separation and a proper dressing room, not just a token space.
Location is solid. You’re in a good pocket of Brighton with strong surrounding homes which always protects you a bit.
Where I land on it, you are buying a lifestyle here more than just land and house. It’s quite specific in style so you need to be comfortable backing your own taste because it won’t suit everyone when you go to sell.
Also worth noting the price feels full relative to the land size, so you would want to really value the design and what’s been created rather than trying to justify it purely on land rate.
If it clicks with you, it’s a very easy home to get excited about. If you’re even slightly unsure on the style, I’d be careful because this isn’t one you grow into.
