One of the big-boned terraces in Paddington awaiting a full renovation and there are not many left so a buyer can add their own style without paying for someone else's renovation and design. Leaking in the heavy rain, this large home requires significant renovation but the reward is easy to see. There is the possible full 1-bed residence with its own lower ground entry or the integration of this into a children's play area or office with private entry. The views are North facing from every level and overlook the main Harbour with the top half of the Harbour Bridge exposed for fireworks on NYE. The property is not quite 6m wide but feels bigger due to very, very high ceilings even on the ground floor. I have walked past this property every day for the past 3 years and admired its grandeur. 2 neighbouring properties have recently sold fully renovated on similar block sizes and on multiple levels and having inspected them all I am comfortable that the flow of this property would also be sensible. Buses run along Hargrave St but with many now becoming Hydrogen based the noise factor has reduced significantly. With the simply enormous master bedroom being on the road side, early and late buses are irregular with no bus stop out the front so the issue is not significant in my view. Thicker glass and soundproofing front windows is possible but neighbouring properties haven't worried about it. However, if this property was on Winsdor St Paddington it would be $2m more so considering the occasional bus is reducing the price, it may just fall into the price bracket where a buyer wouldn't have previously thought a home of this volume and grandeur was on the shopping list at a fair price.
