What an aspect, view and feel of openness as you walk through this unit to the balcony overlooking Primrose Park from high on the hill. The sound of children playing sport mixed with a breeze and sunshine was a heady mix and made this property stand out from the crowd. Part of a small block on the cliff edge there is a uniqueness about this property as it is sizeable internally as well with balconies and a courtyard which is rare.
Entering down the driveway through a private sunny Courtyard is not the most glamorous introduction to the home but somehow it works. You are greeted by parquetry floors and the aforementioned 180-degree views facing East making the most of the morning sun. Not having attended in the afternoon, we are not in a position to comment on the lightness and brightness in the late afternoon from the balcony. The Courtyard however does face North and East so would be sunny most of the day. The floor plan has 2 generous bedrooms, master with ensuite access also shared with the unit even though there is a 2nd bathroom. The 2nd bedroom has the view and balcony access. The extra living area has a sliding wall to provide privacy for a 3rd bedroom but as this takes up the balcony and view, it would be used for guests only. Very useful though but as the floorplan implies, it's not a fulltime 3-bedroom home.
Location is isolated towards the end of Cammeray Road but buses are nearby and there is fair parking on the street for friends. Tennis courts and local strip shops for your bread and milk are within walking distance but Woolies is a drive away, as is Neutral Bay Junction. Having said that, if you are looking for a peaceful and quiet location, this is most certainly it.
As far as the properties structure is concerned, superficially we saw no issue but not being an expert, we suggest a look at the strata report as buildings of this age have been known to have some issues.
It is easy to clinically assess a property and tick or cross the boxes but it is important to sit back and feel the unit and find its soul. Sometimes a unit is a clinical design and is practical, leaving you cold. This is a home and it genuinely had a feeling of being lived in, not just providing a place to sleep. It could do with updating but is perfectly liveable now. It is significantly different to many units for sale and worth an inspection. The price guide reflects this but you could pay less and find yourself buying a standard unit hard to differentiate from the rest. This unit felt like a house due to balconies and courtyards and there's no better compliment.
