So many positives so let's start with the very small negatives. Whilst the rear is not North facing it receives East and West sun due to neighbours properties not casting significant shade. The grass in the yard was not damp and was healthy so we have to assume that the rear is not a damp cold area. The house itself is a character house and this means all the doors and door frames are not brand new and instead are original solid pieces of wood battle scarred with many families enjoying themselves in the home over the years. Seen as a negative by many, I see it as testimony to a solid home. The kitchen is functional and comprehensive but some owners may look at giving it a more contemporary feel but it is perfect as is with great views over the valley.
To the positives and there are many. Featuring large multiple living areas, 3 bedrooms downstairs with an ensuite in one, the main bedroom is upstairs. Featuring a walk in robe (albeit with a low ceiling), ensuite and enormous parents retreat/lounge/study and balcony, the 2nd level has unobstructed views of the City which at night would be stunning. Designed thoughtfully and modern in style it is a highlight of the home. The attention to detail includes fully concreted under house storage with no evidence of damp ( however a building inspection will clarify this) , beautifully painted exterior, well maintained side paths and decks, a clever laundry, sizeable double garage, ducted reverse cycle cooling/heating and well maintained gardens.
Location is in one of the most prestige streets in this part of Mosman and the 'walkability score' of 6 seems to be in error as it's in walking distance of the 4 major Junctions, many Schools and Parks plus Buses and Ferries are nearby. A great home with a great feel.
