A fantastic Brighton Beach position and a home with plenty of character, but I think there is a fair bit to unpack at the quoted range. The 583sqm north-facing corner block is good without being substantial for Brighton, and whilst the five-bedroom home has some great features including the pool, spa, studio and impressive attic views, there is still considerable work required to modernise it properly. The kitchen, bathrooms and more traditional living spaces are starting to show their age and the floorplan with all bedrooms upstairs won't suit everyone. At $3.1m to $3.4m, I'd be looking very closely at comparable sales because buyers are potentially paying a strong Brighton Beach number for a relatively modest landholding and a home that still requires further capital. Great position and good bones, but I wouldn't get carried away with it.
