A genuinely unique Brighton East home with plenty of substance behind it. The 722sqm landholding, north-facing main living, pool and five-bedroom accommodation are all strong fundamentals, while the Nick McKimm build and Phooey Architects design give it genuine architectural credibility. The location behind St Leonard’s is also excellent for families, with Haileybury, Hampton Street and Brighton Golf Course all close by. My hesitation is the design itself. The sunken dining, multiple wings, courtyard configuration and very specific Mediterranean styling make the floorplan feel quite complicated and will polarise buyers. There is a lot to like here, but it’s definitely a home you need to love rather than a universally appealing family property.
