Although we have seen a couple of transactions in Horne St over the last few years it is tightly held. Homes like this attract very good interest, due to its southern location and proximity to all amenities that Brunswick has to offer. The home does need immediate renovation and for that, it will attract good interest from renovators. Usually young families or couples coming out of single fronters in Brunswick or the higher price demographics of Carlton North buyers. Over the years i have seen these homes be very competitive due to their location alone. Interesting that Essendon agent has not been able to find comparables for their SOI when there are plenty. 3 Sutherland st on more land but not as good spot sold for $1,527,000, 8 Hodgson St on less land but more livable sold for $1,605,000. At least the quote seems fair but i wouldn't be surprised if this one goes well!
