First Impression
The entrance and front rooms of the home retain some great period detail my question would be is it enough for someone to want to restore the rest of the house? Significant capital required to bring this home back to life and there's a possible option to create something new to spec or potentially develop the land. I really do like this style of home and if someone was to restore it i'm sure the value is there, the backyard and house position will be an issue though. Overall good land in a great area with a home that needs work and the recent sale at Seymour Grove (better home) suggests the quote to be a fair range.
Things we love
- Real opportunity at this price point to make a mark
- Location will be very popular - great for families
- Good land size with corner allotment with no overlay
Things to consider
- House position limits options at rear house and yard for improvements
- Needs significant capital and creative planning to breath new life
- Were St. can carry a little traffic and holds corner position
