The floorplan screams out for a teenage family with good privacy and separation and multiple living zones. The location is a tad removed from the shops but high school kids can walk to Hearn Rd for buses. The position at the end of the street means it will be quiet & private however the dirt road and parkland adjoining detract from the streetscape - this may be a positive for some buyers though. A lot of gentrification and land being developed nearby including a new build on one side and a potential knockdown on the other. It is hard to know if the price is fair or there's a lack of buyers at this level. The house a few doors up has been on the market for 4 months. It's on a smaller land component but has a pool not a heap of difference in the building and it has 100k more on the listing. Next door at number 1 is a slightly larger land parcel sold two years ago for $920k - essentially land value at the time. Does that mean the house & tennis court at number 3 is worth $600-700k? There's a lack of comparable sales to understand the land value in this tightly held area. I would have liked to have seen a pool to truly tick all the boxes but there might be room on the north boundary to squeeze in a plunge pool.
