This one will probably only suit developers or owner-builders. I can't really see the point in renovating due to the position on the block. Last sold in 2008 for $422k. Some other land sales at that end of Panorama in 2016 only fetched mid 600s but the last 3 years have seen strong growth. The parcel of land is a good size and shape and on the high side of the road but it presents a problem in that the yard will either need to be in the front of the house or the new house will need careful placement of windows to let light in if the flow to the backyard and possible pool is to the rear which is south facing. A double storey will get better views but then there'll be no views from outside entertaining areas (private ones at least). With the right architect and not going over the top with the build this is a good entry level block in a fringe A-grade location.

- Northerly views of the bay protected from the wind and glaring sun
- Neighbouring properties becoming gentrified
- Street carries a bit of traffic
- Getting a bit far from school and shops and beach
- Orientation of the block
