First Impression
Beautiful facade with a slight mismatched renovation. Quality is very good but has certain aspects that don't blend. I really like to location as it is in a quuiet street but within walking distance to Lygon st and Sydney Rd cafes and restaurants. As well as tram and train offering all within walking distance. Renovation is only 5-7 years old but is looking dated. I feel that asking price is over its true value considering land content and no garaging.

- Not a big backyard
- Refurbishment is not complimentary of era
- Lacking in proximity to well regarded schools
